Sales of Kirkwood residences increased 24% for 2007 over 2006. I believe that one the reasons for the upward Kirkwood showing in a down market is the high caliber of the Residents. The people who reside in Kirkwood have developed into a community of friends and neighbors. There have been several well attended gatherings in 2007 that were put on by the Entertainment Committee. With the help and guidance from the Grounds Committee, the “Kirkwood Campus” looks lush and inviting. The grounds and amenities were awarded First Place in the Home Builders Association’s Spring Parade of Homes.
Kirkwood is the place many people choose who are condo bound. That is why Kirkwood’s market share has been nearly 33% for upscale condo sales around the Country Club Plaza.
Phase Two is now being completed and is available. There are thirty condo- and townhome-styled units along Wyandotte from 49th to 50th Streets. The feedback we have received from people coming through the furnished models has been very positive. So far three have been sold with the first move- ins coming very soon.

Sumptuous Décor Evokes Exotic India
A new resident at The Grove has created a piece of paradise in her condo that is visually and architecturally above-and-beyond the norm.
Aviva Ajmera came to Kansas City 12 years ago from upstate New York via Texas, Minneapolis and Chicago. A marketing director with Hallmark Cards, she settled her family into a 5,000 sq. ft. house in Leawood. When her daughter was accepted at a nearby private school, Aviva wondered why spend six hours a week commuting to midtown when there were properties closer in.
“The Plaza is so vibrant, so alive,” she says. “I’ve always been a city girl at heart, and when I saw the Kirkwood properties, I absolutely fell in love.”
Choosing a two-bedroom, two-bath model on the top floor, Aviva worked with designer Tina Blanck and seamstress Linda Adams to create an elegant, enchanting retreat for her charismatic daughter, Asha.
Aviva chose a romantic modern interpretation of exotic royal India. The walls are a deep bubble-gum pink with a bright orange, gold and silver paisley pattern. The trundle bed — selected for future sleepovers and draped with a sumptuous canopy — is dark chocolate wood and leather. Round mirrors border the ceiling, splashing shimmering light on the raw silk and sequin scalloped valance with chunky tassels and exquisite embroidery. Large bolsters and throw pillows on the bed fill the room with color and texture, offsetting the bright orange silk bank of opulent drapes across one entire wall and simulated Mogul architecture.
“I wanted her bedroom to be a reflection of her heritage while capturing the essence of my daughter’s personality,” says Aviva. “The colors, the fabrics, the furniture, the details come together like a perfect, princess’s bedroom.”

Resident Profile: Chuck & Cathy Ball
On September 10, 2007, the Residences of Kirkwood welcomed Chuck & Cathy Ball, renowned vintners from the famed Napa Valley wine region.
Chuck, retired after 40 years in the oil business, and Cathy, a homemaker, hostess and mother of five, formerly lived in London and Singapore (Chuck also lived in Peru and Kuwait) before opening Oakford, a 40-acre wine estate famous for an intensely flavored Cabernet Sauvignon that is savored around the world. Routinely rated in the 90s by wine experts, a bottle of Oakford costs about $100 today.
Cathy is originally from Great Bend, Kan. She met Chuck, a California native, at the University of Kansas. After growing grapes and making wine for 11 years, they sold the business and moved to Kansas City to be closer to her brother and sister.
The cosmopolitan couple looked at retirement homes but nothing felt right until they visited Kirkwood. “We were very impressed with the quality and the price,” says Chuck. “And the way the owners were willing to work with us.”
In addition to purchasing a condo, the Balls created a 10' x 20' wine cellar in the parking garage. Temperature-controlled to a constant 55 degrees year-round, it is home to five cases of every vintage they ever produced.
